How to Compare Loans: Rate, Term, and Total Cost

Rate vs Term Tradeoff

A lower rate saves money on every payment. A shorter term reduces the number of payments and total interest. Example: a $250,000 loan at 6.5% for 30 years costs $539,598 in total interest. The same amount at 5.8% for 15 years costs $120,448. That is $419,150 less in total cost — but the monthly payment is higher ($2,096 vs $1,581).

The right choice depends on your cash flow and goals. A shorter term builds equity faster and saves massively on interest, but a longer term provides lower monthly payments and more flexibility.

Always Compare APR, Not Just Interest Rate

The APR (Annual Percentage Rate) includes the interest rate plus points, origination fees, and other closing costs. Two loans with the same interest rate can have very different APRs. A loan with 1 point (1% of loan amount upfront) has a higher APR than a no-fee loan with the same rate. Always compare APRs for a complete picture of borrowing cost.
